We are excited to offer an opportunity for an experienced Damp and Disrepair Property Maintenance Manager to join Gentoo’s Property team at our Doxford Park head office in Sunderland. In this key role, you will lead a team of trade colleagues to deliver a wide range of repairs, ensuring the needs of our customers are met to the highest standard. This is an exciting time at Gentoo as we realign our Property Services. Reporting to the Property Maintenance Operations Manager, who oversees Repairs and Maintenance, we are seeking an experienced professional with a proven track record to provide expertise and leadership to our dedicated Damp and Disrepair team. You will play a pivotal role within the wider management team, overseeing the delivery of repairs across our housing stock with a responsive repairs budget exceeding £10 million. Strong communication skills are essential, as you will collaborate with colleagues across Gentoo, external contractors, stakeholders, and our materials supply partner, Jewson. You’ll play a vital part in fostering effective working relationships, ensuring collaboration and success at every level. This is an exciting opportunity to take charge and lead with purpose. The role is subject to a basic DBS paid for by Gentoo. Key responsibilities will include: Manage and lead staff to optimise productivity, performance, and quality while ensuring budgets are adhered to and delivering a Value for Money (VFM) service. Monitor and ensure the completion of all works, including subcontracted and compliance projects, within agreed timescales. Guarantee that Quality Assurance (QA) and Quality Control (QC) processes are applied consistently. Collaborate closely with the scheduling team and trade staff to effectively plan and execute work. Ensure all works are carried out in full compliance with relevant Health and Safety legislation, standards, and regulations, supported by maintaining up-to-date knowledge and appropriate qualifications. Ensure your team consistently meets targets and performance standards by driving progress toward KPIs. Support the development of a Value for Money (VFM) culture while fostering upskilling and continuous improvement within your team. Ensure all services are consistently delivered in alignment with the Group’s vision, mission, and core values. Engage with customers to deliver exceptional service, fostering strong relationships and satisfaction. Be proactive in taking ownership of customer complaints, both internal and external, ensuring they are resolved effectively and professionally. Develop, maintain, and implement risk assessments and method statements to uphold Health and Safety requirements. Co-ordinate the management of asbestos within properties. Liaise with Local Housing Management teams to ensure that all empty properties are allocated without delay in accordance with the Group’s Letting Policy and within the specified target periods. Ensure efficient administration of orders by managing material requisitions and receipts to support the timely completion of work. Provide oversight and project management to ensure all tasks are executed and completed successfully. Oversee the performance management of Gentoo's contractors and in-house staff, ensuring the delivery of Value for Money services, excellence in health and safety, and the completion of programmes within specified time, cost, and quality standards. Lead your team with strong, visible leadership, fostering a positive and performance-driven environment while ensuring challenging objectives and requirements are met. Provide on-site management to deliver essential technical support and maintain quality control, using a constructive approach to challenge and manage productivity and performance effectively. Act as duty manager as part of the emergency standby procedure. What we are looking for: A Full UK Driving License. Relevant qualification in building or construction. Strong knowledge of CDM and Housing Regulations with the ability to apply them effectively, ensuring compliance with statutory health and safety requirements. Demonstrable experience managing and delivering property repairs with a focus on safety and compliance. Proven experience in leading and inspiring teams to achieve performance targets. Extensive experience managing workloads to meet objectives within specified timescales and deadlines. Commitment to delivering exceptional customer service and maintaining strong relationships with both internal and external stakeholders. Experience managing contractors’ and in-house performance, ensuring health and safety compliance, and resolving issues through effective negotiation and challenge. Demonstrable expertise in analysing and evaluating management information, including producing detailed financial reports. Ability to ensure operatives and subcontractors respect customers and their homes while upholding high standards of service and quality. Active contribution to fostering a culture of empowered decision-making that enhances customer excellence, teamwork, innovation, and value. Flexible and collaborative, with a results-driven mindset and the ability to work independently or as part of a team. Desirable: Possession of a relevant qualification in damp or disrepair-related disciplines is highly desirable. Experience with IOSHH, scaffold inspections, and asbestos awareness.
